What Sarasota County investors should plan for

Storm-damaged property

Hurricanes Helene and Milton in 2024 damaged many properties across the county, especially on the barrier islands and in low-lying areas. Some of those properties are still coming to market. A bridge loan lets an investor buy quickly and complete repairs before selling or refinancing.

The 50% rule in flood zones

In a FEMA flood zone, if the cost of repairs or improvements exceeds 50% of the building's market value, the building usually must be brought up to current flood elevation standards. Before buying a damaged property, confirm with the local building department whether the 50% rule applies. Your renovation budget and exit plan depend on the answer.

Flood insurance

We require hazard insurance on every loan, plus flood insurance where applicable. In coastal Sarasota County, flood coverage can be a significant cost, so get a quote before you commit to a purchase.

Condominium safety rules

Florida law now requires milestone structural inspections and reserve studies for many older condominium buildings. Investors buying condos should review the association's inspection status and reserves, because special assessments can affect the value of the unit.

Growth in North Port and Venice

The southern part of the county has seen significant residential construction. That creates demand for lot loans, construction loans, and bridge financing on new rental property.
