  • Loan-to-Cost: Up to 80% of purchase price plus 100% of rehab budget

  • LTV (ARV): Up to 70% of after repair value

  • Term: 12 months, interest only

Bridge Loans

Stabilize a property, close a time-sensitive acquisition, or bridge to permanent financing. Built for deals that can't wait on a bank timeline.

  • Loan Amount: $50K – $1M

  • LTV: Up to 75% of as-is value, not to exceed purchase price

  • Term: 12 months

  • Interest: Interest-only, balance due at maturity

  • Closing: As fast as 5 business days

  • Security: 1st Lien, full recourse, personal guarantee required

Ground-Up Construction

We fund infill specs and small developments across Florida. Draw schedules structured around your build timeline, with in-house inspections to keep disbursements moving.

  • Loan Amount: $150K – $3M

  • LTV: Up to 65% of completed value

  • Term: 12 – 24 months

  • Structure: Construction holdback with scheduled draws

  • Closing: Subject to full underwriting

  • Security: 1st Lien, full recourse, personal guarantee required

Refinance & Special Situations

Mixed-use property, portfolio cross-collateralization, or a deal that doesn't fit a standard box. We evaluate the borrower and the asset's equity, not just a credit score or a checkbox.
