What Charlotte County investors should plan for

Storm history and rebuilding

Hurricane Ian caused major damage in Punta Gorda and Port Charlotte in 2022, and Helene and Milton brought storm surge to the Englewood area in 2024. Many properties have been rebuilt, and others are still being repaired or sold. In a FEMA flood zone, if repairs or improvements cost more than 50% of the building's value, the building usually must be elevated or rebuilt to current standards, so confirm the requirements before you buy.

Vacant lots in Port Charlotte

Port Charlotte was laid out decades ago with a very large number of residential lots, and many remain vacant. That makes lot loans and new construction loans common here. Many lots still rely on well water and septic systems, so check utility availability before you set a construction budget.

Septic-to-sewer conversion assessments

Charlotte County has been expanding sewer service into neighborhoods that currently use septic systems. Properties in those areas may face special assessments or connection costs. Ask about planned or pending assessments before you buy a lot or home.

Growth at Babcock Ranch

Babcock Ranch, a new master-planned town in the eastern part of the county, continues to add homes and businesses. That creates demand for construction financing and bridge loans on new rental property.

Commercial space near Punta Gorda Airport

The area around Punta Gorda Airport has industrial and commercial land and buildings used by local businesses. That supports commercial bridge loans for investors and for business owners buying their own buildings.

Example scenarios

These examples show how our loans are typically structured. They are not past transactions.

  • An investor buys a home in Port Charlotte for $260,000 using a bridge loan of up to $195,000, then renovates and leases it.
  • A builder buys a lot in Punta Gorda for $120,000 using a lot loan of up to $60,000, then arranges construction financing.
  • A marine services company buys a $500,000 industrial building near Punta Gorda Airport for its own operations, using a commercial bridge loan of up to $350,000 while bank financing is arranged.
