We offer bridge loans, fix and flip loans, new construction loans, lot and land loans, and commercial bridge loans on investment property in Florida. Every loan is for business purposes only.
We lend on property anywhere in Florida, including 1–4 unit residential investment property, commercial property of any type, and lots and land. For commercial property, we also lend to business owners buying a non-residential building for their own operations. We do not lend on a home that you or a family member lives in or plans to live in.
Loans generally range from $50,000 to $1,000,000. The maximum depends on the loan type:

Loans have a 12-month term with interest-only monthly payments. The full balance is due at the end of the term.
Origination is typically 2 to 4 points, and rates are quoted for each deal. Other costs include a $495 processing fee, a $1,250 lender legal and document preparation fee, and Florida documentary stamp and intangible taxes on the loan. Title, recording, and insurance costs are paid at closing.
Yes. Each loan has a 6-month minimum interest period. After 6 months, you can pay off the loan at any time with no prepayment penalty.

No. We evaluate the property ourselves using market data and comparable sales.
Loans are made to an LLC, with a personal guaranty from its owner. We do not have a minimum credit score or a minimum number of completed projects. We look at the whole deal, including the property, your plan, and your ability to carry it out.
The rehab or construction budget is held back at closing and released in draws as work is completed. Interest is charged on the full loan amount from closing, including funds held for draws.
To start, we need the property address, the purchase price or payoff, your plan for the property, and your target closing date. Before closing, we will ask for your LLC documents, two months of bank statements, and the purchase contract or payoff letter. Rehab and construction projects also need a scope of work and budget, and income-producing commercial property also needs a rent roll and copies of leases.
Hazard insurance is required on every loan, plus flood insurance where applicable. Builder's risk coverage is required for rehab and construction loans. Skyway must be listed as mortgagee and loss payee on each policy.
We can close in as few as 5 business days. Most loans close in 7 to 10 business days, because title insurance, surveys, and inspections take time to complete. Sending us your documents early is the best way to close faster.
