We lend throughout DeSoto County, including:
DeSoto County is largely agricultural, with cattle ranches, citrus groves, and open land. Land loans let investors buy acreage quickly while they plan to hold, subdivide, or resell it.
Much of the county's land is taxed at a lower rate under Florida's agricultural classification, often called the greenbelt exemption. If the agricultural use stops after a sale, property taxes can rise significantly. Check the property's classification and include the likely tax change in your plan.
Hurricane Ian caused record flooding along the Peace River in 2022, and parts of Arcadia were underwater for days. Check the property's flood zone and its flood history before you buy, and get a flood insurance quote early.
Manufactured homes are common in DeSoto County. A manufactured home is treated as part of the real estate only if its vehicle title has been retired and it is permanently attached to the land. Confirm the title status before you buy, because it affects how the property can be financed and insured.
Most properties outside Arcadia rely on well water and septic systems. Zoning also differs between the City of Arcadia and unincorporated DeSoto County. Confirm utilities and zoning before you set a budget for building or improving a property.
Downtown Arcadia has older commercial buildings along its historic main streets. Investors buying these buildings to renovate and lease can use commercial bridge loans.
