What DeSoto County investors should plan for

Rural land and acreage

DeSoto County is largely agricultural, with cattle ranches, citrus groves, and open land. Land loans let investors buy acreage quickly while they plan to hold, subdivide, or resell it.

Agricultural tax classification

Much of the county's land is taxed at a lower rate under Florida's agricultural classification, often called the greenbelt exemption. If the agricultural use stops after a sale, property taxes can rise significantly. Check the property's classification and include the likely tax change in your plan.

Peace River flooding

Hurricane Ian caused record flooding along the Peace River in 2022, and parts of Arcadia were underwater for days. Check the property's flood zone and its flood history before you buy, and get a flood insurance quote early.
