Pinellas is the most densely populated county in Florida, and very little vacant land remains. Most opportunities involve buying and improving existing buildings, or tearing down an older building and rebuilding. Bridge and construction loans fit that kind of project.
Storm surge from Hurricane Helene in 2024 flooded thousands of properties in the beach communities and in low-lying St. Petersburg neighborhoods. Hurricane Milton followed two weeks later. Many damaged properties have sold or are still coming to market, often to investors who plan to renovate or rebuild.
In a FEMA flood zone, if repairs or improvements cost more than 50% of the building's value, the building usually must be elevated or rebuilt to current standards. Some local governments count improvements over several years, not only a single project. Confirm how the city applies the rule before you buy, because it can decide whether renovating or rebuilding makes more sense.
Much of the housing in St. Petersburg and Clearwater was built before 1980. Insurers often require a four-point inspection and may limit coverage on older roofs, plumbing, or electrical systems. Get an insurance quote early, because we require hazard insurance on every loan, plus flood insurance where applicable.
St. Petersburg has many older apartment buildings with 5 to 20 units, which fall under our commercial bridge loans. Buyers of older condominium units should review the association's milestone structural inspection and reserve study, which Florida law now requires for many older buildings, because special assessments can affect the unit's value.
