What Pasco County investors should plan for

One of Florida's fastest-growing counties

Central Pasco, especially Wesley Chapel and Land O' Lakes along the State Road 54 and 56 corridors, has added large numbers of new homes and businesses. That creates steady demand for lot loans, construction loans, and bridge financing on new rental homes.

Mobility fees on new construction

Pasco County charges mobility fees on new construction to help pay for roads and transportation. The amount depends on the type and location of the building. Include these fees in your construction budget before you buy a lot.

Flooding along the west Pasco coast

Storm surge from Hurricane Helene in 2024 flooded many homes in Hudson, Port Richey, and other low-lying coastal neighborhoods. Many of those homes are older and sit close to sea level. In a FEMA flood zone, if repairs or improvements cost more than 50% of the building's value, the building usually must be elevated or rebuilt to current standards, so confirm the requirements before you buy.

Older commercial property on U.S. 19

The U.S. 19 corridor through west Pasco has many older retail and office buildings. Some are vacant or partly leased, which suits commercial bridge loans for buyers who plan to renovate and re-lease.

Warehouse and distribution growth

New warehouse and distribution space has been built along I-75 and State Road 52. That supports commercial bridge loans for investors and for business owners buying their own buildings.

Example scenarios

These examples show how our loans are typically structured. They are not past transactions.

  • An investor buys a storm-damaged home in New Port Richey for $220,000 using a bridge loan of up to $165,000, then repairs and sells.
  • A builder buys a lot in Zephyrhills for $110,000 using a lot loan of up to $55,000, then arranges construction financing.
  • An investor buys a partly vacant retail building on U.S. 19 in Port Richey for $650,000 using a commercial bridge loan of up to $455,000, then renovates and re-leases it.
