What Manatee County investors should plan for

Rebuilding on Anna Maria Island

Storm surge from Hurricane Helene in 2024 flooded much of Anna Maria Island, and Hurricane Milton followed two weeks later. Many damaged properties have sold to investors who plan to renovate or rebuild. In a FEMA flood zone, if repairs or improvements cost more than 50% of the building's value, the building usually must be elevated or rebuilt to current standards, so confirm the requirements with the city before you buy.

Vacation rental rules

Many island and coastal properties are bought as short-term vacation rentals. Each city sets its own rules on registration, occupancy, and minimum stays. Check the local rules before you buy, because they affect the property's income and your exit plan.

Growth in Lakewood Ranch and Parrish

Eastern and northern Manatee County are among the fastest-growing areas in the region. That creates demand for lot loans, construction loans, and bridge financing on new rental homes.

Community development districts and HOA rules

Many newer communities charge community development district (CDD) assessments on the property tax bill, which raises carrying costs. Some homeowners associations also limit rentals or set minimum lease terms. Review both before you buy a property you plan to rent.

Industrial space in north county

Port Manatee and the I-75 and U.S. 301 corridors support demand for warehouse and industrial space near Palmetto and Ellenton. That supports commercial bridge loans for investors and for business owners buying their own buildings.

Example scenarios

These examples show how our loans are typically structured. They are not past transactions.

  • An investor buys a storm-damaged home in Holmes Beach for $600,000 using a bridge loan of up to $450,000, then renovates and rents it.
  • A builder buys a lot in Parrish for $120,000 using a lot loan of up to $60,000, then arranges construction financing.
  • A distribution company buys a $750,000 industrial building near Port Manatee for its own operations, using a commercial bridge loan of up to $525,000 while bank financing is arranged.
